Parital sales is assumed to be complete sales, why?

3 people owned this property. 2 sold out to the third. It was a 2/3 sales yet is shows as a complete sale therefore it is way under valued. Why doesn't Zillow take this into account?

Data at recorder's offices often these show as "sales" with no obvious clarification that it was a partial sale.    Therefore, you can flag the sale in the price history table so Zillow can investigate with your county recorder's office.
