Picking a buyers agent

Based on advice from many of you, we are admitting that we made a mistake when selecting our first agent.  While they did a great job selling a friend's house, they have not been a good buyers agent.  We only interviewed one agent and did not check references (except for our friend) so this is mostly our fault.

What do you look for in a buyers agent?  Should their office be close to the area that you are looking in?  Our current agent is 45 minutes away from where we are looking, it causes a big problem with scheduling.  Is it reasonable to expect them to show you houses on the weekends as opposed to weekdays?  Anything else?

Wow Jim, that is completely asinine for a real estate agent to keep a buyer (or seller) on the hook who does not want to work with them.  I'm really sorry.  These bad seeds give all real estate agents a bad name.  I would urge you to contact his broker directly.  Often times the broker has a level head in an uneasy situation.  Many times, if you read some of these contracts, the broker is actually the party you are contracting with, not the agent.  Hopefully this agent is not the broker too.

Hopefully this experience hasn't soured your house hunt.  Like I had posted before, there are many excellent buyer's representatives that will give you fantastic service with no contract.

We are not agents posing as buyers (do people really do that?  And why?).

We are looking in the Brown's Point/Dash Point area, view property only. 

If you have an office in North Tacoma/Federal Way area and specialize in those areas, fell free to email me but I can't have serious discussions until the listing expires in about a month.

We are moving from one part of the greater Seattle met to another to be closer to my aging parents.  So Henderson really wouldn't work for us.

Positive has nothing to do with finding an Agent.  Question do you pick Linda "pick me pick me" (sounds cheery, happy... positive, full of knowledge?) or choice number 2 - Azrob?... (very blunt, extremely educated on market economics and will give you the pros and cons to both the buying and selling within the market to the detriment of a potential sale)... hmmm.

As an Agent that is looking for RE product throughout the West Coast, the first person I emailed when I knew I had clients looking in Tacoma/Phoenix.... Azrob.

Point to the story.  Agents attitude should have nothing to do with having someone who will watch out for you.  It might make your buying experience pleasant to have a "cheery" Agent, but just because the Agent has a smile on her face doesn't mean she's not screwing you in the end.

When Looking for a buyers agent, talk to them at length about thier experience. If They are on these threads using words that are less than posative. forget it.

Interview as many as you need to.

Tell each one you are interviewing and will make your decision later.

You will soon come to a point where this knowledge can guide you.

It is then your instincts will prompt you to hire.

Roberto...Washington is very nice...but it's raining there a lot...and rain can get folks depressed...Henderson is nice...sunny, beautiful weather...who knows.. now that they know I'm here for them...they may consider relocating here.

Wow, that is really a shame for the agent do to that to you. It is this type of agent who gives other agents who are hard working and honest a bad reputation.

You might want to try meeting and interviewing your next agent by going to open houses. The agents who sits at open houses are not necessarily the listing agent, but a buyer's agent.

Thanks everyone but it looks like our house hunt will be on hold for a bit.  Despite his promise to "Release us anytime we weren't satisfied", the agent is thus far unwilling to actually do so.  Not that we are in a hurry any way, but it seems a bit petty to us. 

There is no way we will look with him or buy though him at this point, looks like we are just going to wait out the 90 days.

Look for an agent who lives in the area you want to live in perhaps.  That way, they could be potentially available to show you homes at a moment's notice.  Also, they would know the ins and outs of the area.  I live in downtown Kirkland for instance and there are certain streets that get a lot of traffic at certain hours but they don't appear to be busy at all at other times.  If I didn't live here, it would be an easy thing to overlook.

A buyer's agent should know the area and attend broker open houses regularly so they know know more than what they see on the internet. Schedulling needs to be a cooperative effort and it helps for the agent to be within a reasonable distance; and yes, most buyers agents show houses on weekends.

Listening and communication skills are really important. The ability to provide you information to help you understand the market you are in so that your expectations are realistic for your budget and location, etc. If an agent asks a lot of questions, it's because they want to help so don't be offended and tell the truth.

Negotiating skills and experience are key. Management skills and record keeping are important. Real estate transactions have lots of details and a good buyer agent will make sure everyone is on track and that things get done on time so you're deposit isn't in jepardy.

A good buyers agent will tell you the truth even if it's not what you want to hear; and since you're going to be spending a lot of time together during what can be stressful even under the best of circumstances, it helps if they have a sense of humor to lighten things up when they get tense.

Trust and mutual respect are the basis of any good relationship. So find someoone you trust and respect - you'll know who that agent is when you meet her/him.

Yes, it is very reasonable to expect your agent to show you houses on the weekends. We, as agents do have to work on weekends; just goes with the territory. If an agent isn't available on weekends to show homes, then they shouldn't be a buyer's agent. I don't believe that their office has to be close to you, it all depends on where they live. Sometimes, agents live in one town and the office they hang their license is in a different town.

I feel that if the agent chooses to accept the job working with you knowing the distance, they should make themselves available and cater to your schedule. Otherwise, refer to another agent that is more conveniently closer to you.

To answer "anything else?", A good buyer's agent should evaluate on paper your wants and needs before they even begin taking you out on a property search. It helps to narrow down things and less time on the road showing.

I swear some agents love to hunt down them listings and stick em on the market. God bless em, it's a special talent. However they might not be the same kind of folks that like to schlep buyers around in their car for hour after hour.

Other agents just can't STAND doing the tedious detail that's involved in being a listing agent, but they love working with buyers.

My advice is to find an agent that works the neighborhood where you want to buy. I can recite from memory practically every street in Minneapolis but I am hopelessly lost 45 minutes from the city.

You may just want to hit up a bunch of open houses in the neighborhood where you want to buy. Depending on how busy they are, chat up the agent to see if they know the area and if they might work out as your agent. I remember when my friend bought a computer not long ago and I peppered the salesperson with questions that I already sorta knew the answer. From that I built trust in his opinion as to which computer to buy.

Don't be shy about talking to a number of agents. Remember, buying a home is the most important (and expensive) decision you might make in your lifetime. Do it right the first time, and you will have no regrets.
