Planning on activating my Buyback guarantee from the Builder, what do I need to know?

Two years ago I purchased a condo in a declining market because I got a buy back gurantee from the builder. Property values in the neighborhood has since dropped 25%. Since I only need the Condo for another year I was thinking of starting the process with the Builder. Based on the savings it would be worth the premature hassle. Does anyone have any experience with these, and can you advise?
