This is a very common question.  It is difficult to answer upfront because it depends on several factors like the term and the loan program.  Generally speaking, the shorter terms will have the lowest rates.  Your loan program will be determined by your credit, income, and down payment. Borrowers with the strongest qualifications (high credit scores, low debt to income ratios, stronger equity positions)  will have access to the best rates.
