Hamp nailed it, at least from my point of view.  The majority of the bickering that takes place between lenders is a result of one lender calling out or exposing mis information or spin by another lender.  Unfortunately, that sometimes turns into a personal attack. 

At the end of the day, by reading through the posts and at times the banter between lenders consumers will have a better understanding of what is going on.  Hopefully they have learned from the site and will be able to spot a lender's spin and make an informed decision about the loan and the lender they choose to work with.

There are no magic lenders, no magic loans and no magic pricing.  If something seems to good to be true...it probably isn't true.

Look on your state regulatory agency's website. The ones with complaints. Don't "pick" them. The ones that are still in business. "Pick" from one of them. They are either real honest or real crooked. That's all that is left. Now the one you pick will be hard to evaluate online, you may have to actually call or drop in. The people on this site are generally as good as anyone you are going to "pick" online. They pick at each other out of regard for you.

Take heart, Maurice. Most of the lenders who lurk on this forum are okay. They (and some of the non-lenders...ahem) periodically harass each other, but most of those who bother to post are fairly decent. It's only between themselves that they can get cantankerous.

As for the quote process, it doesn't require the info you described. That's only when you actually decide to apply for a loan (by which time I hope you are comfortable with the lender). The Zillow quote system is actually anonymous (i.e., the lenders don't have any information about you, other than that needed to provide a "ballpark quote".

I say "ballpark" because the actual quote will depend on your actual credit score, house value, etc.

I have actually funded a loan through a Zillow lender, and everything worked out well.

I myself have been looking for a lender and have been debating where to start.  But seeing all these lenders slam on each other and taking personal jabs at each other, is very disappointing.  If I feel this way, what do the thousands of people who search zillow think.  This is what I found to be very unprofessional.

I'm affraid to submit a quote on Zillow because, It is my understanding to get a quote you need to give your SSN, DOB, Address etc.  So why would I want to do that when a Lender is telling someone to take a pistol and aim it at your temple.

Can you please just give it up?  You are not going to win against a highly educated, well thinking Engineer like So Cal_engr. 
My freshman year at the University of Delaware (one of th best schools for Enginering) my hallmates only had a 3.50 and they were absolutely brilliant.  Now, combine that with the common sense of Socal_engr and you simply have no chance whatsover.  He is one of the best people on ZMM.  I have learned a lot from him.  I suggest you drop the stupid gun and learn from someone who is way more intelligent than you and most of us.
Stopy the UpFront Mortgage Integrity crap being one.  There is no more integrity than anyone else.  You barter on a fee, worse than a lender or broker that gets paid ysp on the rate.  In the end, at best it's a wash.
You rely on, "Professor Numbnuts," and his website.  If that is a show of his intellect, then I most would scamper away like cockroaches when the lights come on.  Get real.  Academia has its place, but can the guy really market to the real world widgets and gadgets?
Take off the 007 picuture off your profile and be real and stop your silly, stupid crap.  If I am getting sick of reading it then so are about 50 million others too.

This started out as something simple (i.e., "scope", "focus", "context"), morphed into something mildly entertaining, and has now degenerated into a depressing exchange.

Please re-read your posts and my responses, and tell me what I did not provide a response to. While doing so, please also re-read the post that Andrew points out - and recognize that you did ask me what I based my opinion of Amerisave and Aimloan on. Unfortunately, it was in a seperate post from your other rantings, so I missed it on my initial response.

It's interesting that you would accuse me of being selective, when you based an entire quote on one aspect of my loan request - an act which required you to completely ignore other aspects of my loan request.

You give yourself way too much importance if you think I would expend the effort to communicate directly with you...and provide you with my contact information in the process. I am very selective about who I directly communicate with...and you don't make the cut.

I never said that I "never read beyond the first few lines in [your] quote". I said that I dismissed you as a serious contender based on the fact that you quoted an ARM. Truth be known, I did this right off the initial listing and never got to the text...which is why I just recently found out you quoted an I/O ARM.

p.s. I took a look at your site, and it does include a lot of information. A lot of it is mortgage pablum, but at least it's all in one pile. Unfortunately, your site layout is horrid and difficult to navigate.

SoCal, you forgot more than one thing that I asked. But, I never asked you that!  You are a "selective reader." Pick out the few words you want to run with and forget everything else! .... But, it doesn't matter!

Where did I go? Nothing has changed. My email address, phone numbers are all the same. I'm easy to get a hold of!

Since you mentioned you never read beyond the first few lines in my quote, I now understand how some folks are very quick to judge. Now I don't depend on the requestor to view ALL my Daily Posted Rates for ALL Products on my website. 

I thank you for that. Now, I first quote product(s) most (not only) interested and then a 3/1 I/O or 5/1 when stating plans on living here less than 10 years; 5 years; Lower my Payments; Lower my Rate.

Also, I have only responed to a few Advice Requests when I'm available since they have already been adequaately answered and the remainer are mostly about loan mods which I have limited knowledge.

Where'd you go? I forgot to answer one last question you had about how I formed my opinion of Aimloan from personal experience. I called them on a rate they quoted and...it changed! I have to admit that I simply googled up some reviews on Amerisave, so it depends on which experiences you want to rely on (and yes, I do understand that those with an axe to grind are most likely to put out the effort to post a review).

And...

I did take the time to go back and look up the full info on your quote. It was worse than I originally thought. You quoted an I/O ARM for someone who asked for a 30yr fixed, and could only beat the rate by .0055? And, after those first three years, I could play "What's my rate going to be?" with a house that - taking into account current trends - might not be able to be refinanced? SWEET! How did I pass that up?

How to find a legitimate and honest broker on the internet...

1.  Do your homework and get up-to-speed on mortgages. There are a lot of resources on the internet that will provide you information on the different types of loans and how/when they should be used.

2.  Talk to mulitiple lenders to get a feel for how well they know your market and how up-front they are with information. Use this time to determine the honesty/competance of the lenders by cross-checking the information provided by each potential lender with what the others said, as well as what you have been able to learn off of this and other sites.
 
3.  Be cautious of lenders who try to "close you" on the first contact. If they are being honest about their rates, they will allow you to do your homework.

"Since you asked", cont...

5.  As for your ARM quote, I did state that I wanted a lower rate. I also stated that I was only interested in a 30yr fixed. ARMs are not meant for situations like mine (i.e., I also indicated that I intend to stay in the house for more than 10 years). Since your ARM quote was non-responsive to my request, I dismissed you as a serious contender. Since your first act in our business transaction was to ignore my input, I had no reason to expect anything different from you in further transactions. And, since I know that an ARM is not the best vehicle for a person with my objectives, this put you into the category of bait-and-switch lenders that I steer clear of (i.e., you quote the ARM just to provide a "better rate"). I prefer to hear a lender say that "what you are asking for is not possible" than "here's something with a low rate...even though it's not what you asked for and it's not the appropriate loan type for your objectives".

6.  I have no idea what was in the rest of your quote response - you eliminated yourself by being non-responsive to my request and by offering up a product I had no interest in.

7.  Every quote I received did their best to insure me that they were the "best deal". You're not special. Fortunately, with 25 quotes to review, it's not hard to identify where the "sweet spot" is and then to toss out the outlyers.

8.  I have no idea how many of the quotes I received would actually be able to deliver, and I really don't care. The only quote I care about is the one I choose to go with. In the spirit of full disclosure, Gregorio was not able to deliver on his quote. My final rate was .25 below his original quote - but I let it go (but just this once).

Hopefully, this adequately addresses the questions you asked of me.

And now, back to the original thread topic...

Since you asked...

1. The reason I only focused on part of your response was to narrow the scope of the post to the OP's original question, and not to the expanded scope that you introduced when you dragged in "the other 99.9999999% content on his site"? Also, a decent response would have taken too much space for one post (as you will see).

2.  "SoCal" is not an alias for a "Loan Origniator that sees an Upfront Mortgage Broker as a Threat". I'm a software guy in SoCal, who lurks on this forum because it's interesting to hear about the business from the pro's side. If you distrust this, you can always check up on me with Gregorio Denny, who handled my recent refi and did a great job.

3.  I have been to the MtgProf's site and found a lot of the information to be useful - just not the list of lenders. Since the OP's question was specific to lenders, I didn't feel a need to drag in the rest of the site...it was not relevant to the discussion. There is quite a bit of useful information. But, like everything else, a consumer needs to compare it to information from other sources and then make their own decisions.

4.  Since I just refi'd with the benefit of the signed Contract you reference, I believe that means I did not feel it was necessary. I talked to mulitiple lenders to get a feel for how well they knew my market and how up-front they were with information. I also used this time to determine the honesty/competance of the lenders by cross-checking the information provided by each potential lender with what the others said, as well as what I have been able to learn off of this and other sites. Between the GFE, my own research, and the selection process I used - I had no need for a contract.

Rudi,

Since Fannie and Freddie are requiring every application to have an LO license on the application the licensing is a fore gone conclusion. 

This is my opinion.  Licensing is a joke in most states and will do little to nothing to clean up the industry.  I have seen plenty of smart cheats that will have no issues passing the licensing.  My biggest concern with the licensing is it will give cheats instant credibility!

I agree with Matt regarding customer focus..... Although, I must make one more post.

I think all the pending Mortgage Reform Bills will pass. I don't think the MBA Lobby will succeed as they did in 2007.

Primarily H.R. 1728 along with the new Reg Z in October. Consumers will not need to be concerned with "Honesty." Everyone in this business will be bound to "as quoted" within 72 hours of application or suffer sever penalties.

Get ready for a Big Change! .... Especially for DOC Licensed "Mortgage Bankers!"...... The playing field will be leveled! ..... Rudi

I would recommend submitting a loan request on Zillow Mortgage Marketplace.  You will get loan quotes back from multiple lenders.  Then you can look through the lender's profiles and view their ratings.  The rating system on Zilllow Mortgage Marketplace is a great way to find a trusted lender since the feedback is from borrowers who have contacted the lenders.

Can you please stop the Up Front Mortgage stuff?  It's getting a little old.  No advantage at all.  That website is horrible and so is the advice from a old, stodgy professor who couldn't earn a living outside academia if he tried.
I have a suggestion, as I suggested it a while ago.  Please take the pistol in your hand, aim it carefully at your temple and slowly squeeze.  In doing so it will put you and many out of the misery!

Allow me to refocus this thread.

1.  The OP asked how to pick a legit/honest broker on the internet.
2.  Someone responded with a link to the MtgProf's website.
3.  Andrew's response indicated he did not trust a "pay to be listed site" as a good source for finding legit/honest brokers on the internet.
4.  You flamed Andrew for the response, and for some reason decided to drag the rest of the website's content into the discussion...and took some personal shots at Andrew.
5.  I attempted to re-establish the focus of this thread, pointing out that Andrew's comments were relative to the idea of the MtgProf's website as a source for brokers, and then identifying two organizations that are listed on the MtgProf's website which I understand have had their share of critics.

Your responses to Andrew's post, my post, and my quote request speak for themselves.

So, there are two lenders on the Mtg. Professor's wesite that you do not agree with. What about the other 99.9999999% content on his site? Is that also not to your liking?

Do you think one comment on Fox News dismisses everything else when speaking of National Media?

And, do you also agree it's better to take your chances with a Mortgage Person by what you can discover, than have a Contract that spells everything out beforehand?

As far as my Arm quote, you may have also stated you wanted a  lower rate or lower payment. Did I not also state I have All products by listing them and provided a link to my Current Rates along with my One Flat Fee that would apply on any product?

Didn't I explain you would receive a Copy of the Rate Sheet and a Copy of the Lock Confirmation to show no games are being played? Is it bad to be that open and forthright? .... Just how many of the quotes you received offered you assurrance like that? Also, how many do you think would be able to deliver as quoted?

SoCal, there's no problem with my comprehension, as you very well know, as you have agreed with me on many a thread and I have done likewise. ..... Rudi

Rudi, you need to go back and re-read the thread. The OP asked for advice on how to find an honest/legit broker on the web. One of the responses pointed to the MtgProf's website. Andrew's response was to the idea of the list of lenders on the website as being a valid list, especially since it appears to be a pay-to-play - not necessarily a summary dismissal of all the site's content.

As of 26 Feb, Amerisave and Aimloan are on the MtgProf's list...not people I would do business with. So, it seems Andrew may have had a point with his initial response.

p.s. When I posted my request for a 30yr fixed, I got about 25 quotes. Of these, only 1 was for an ARM. Care to guess who it came from? Apparently, posts are not the only area where you have difficulty with comprehension.
