FYI: Post Bkrptcy guidelines... FOR FHA FINANCING
FHA: Chptr 7 - does not auto disqualify obtaining mortg. At least 2 years must lapse since discharge. Borrower must have reestablished good credit or chosen not to incur new cr obligations during this time. Comes down then to lender/underwriter discretion/requirements.
FHA: Chptr 13 - does not auto disqualify obtaining mortg. One yr of the payout must have lapsed under the bkrptcy & all pmts have been made satisfactorily & on time. Borr must receive written permission frm the court to enter into the mortg transction.
FHA: above is in addition to meeting FHA minimum cr scores.

All Bkrptcies except Chptr 13 - minimum 48 months from discharge or dismissal date.
Chptr 13 Bkprtcy - minimum 24 months form discharge date or 48 months from dismissal date.
A Foreclosure trumps the bkrptcy requirements - 60 months from foreclosure completion date.
A "deed-in-lieu" trumps also - 84 months
Short Sale or Pre-foreclosure - 48 months or more since completion
Must meet all agency's standard requirements of dti, ltv, reserves, etc..
I'd interview multiple originators & pick the most knowedgeable more so than the one that appears the most economical. Good luck

If you have at least 3 trade lines after the bankruptcy all paid on time and a credit score of 640 or greater you may be elligible for financing. Did you include a home in your bankruptcy? If so you will need to wait another 12 months.
