Post-Close Walk Through

Is a walk through recommended prior to handing over keys to the buyer if the seller has been renting for several weeks after close?

A walk through should be done prior to closing by the buyer.

The seller who is renting back should proffer a security deposit like any other tenant.  Another walk through should take place when the seller vacates the property prior to security being returned.

yes, and if the seller is renting back should have a security deposit in case of issues.

Sure thing!  Do the walk through prior to closing to ensure that the house is "broom clean" and all appliances are working, etc...this is no different from any walk through.

A buyers walk through is highly recommended prior to handing over keys for your own protection. The contract provides that the seller will deliver possession of the property to the buyer in the same condition as on the date the contract was executed; normal wear and tear excepted and subject to any agreed repairs being completed. The buyer should verify that the condition of the property meets the terms of the contract.

A walk through is always recommended so that there is a signed document that states the condition of the home. It is for the sellers and buyers protection.
