Pre-1930's home insurance?

My insurance company gave me an option for two different rates base on the age of my home. (pre 1930's vs post 1930's). Is this common?

Our auto carrier, National Merit, would not insure our 1936 home because it was built pre-1950's. Go figure. Something about construction quality. Allstate insures it just fine & at a reasonable rate. Let's hope we never have to use it, though......

If you can show that there are major updates in the infrastructure, like electric and plumbing, then the insurance company can recalculate to show an "effective" age that is newer. The older a home without updates, the more likely there is to be a loss and if there is a major loss, the cost to bring the home up to new building standards can be very expensive. I have a 1925 home in Florida (yes, and I found insurance!) but because of the upgrades I have done on the infrastructure, the effective age of the house is about 1996.

Hi All;

After WWII, building codes throughout the country were updated to reflect new technologies. Houses built before the war have outdated (and dangerous) wiring, old plumbing, just to name a few "issues". If they are on the West Coast, there is probably nothing to protect you in an earthquake.

That's not to say that your 1901 Victorain cannot be updated and retrofitted to today's code and thus be isurable.

We just insured a renovated farmhouse, listed in county assessment data as 1850. We don't allow partial renovation credits- you would need to completely update all systems (electric, plumbing, roof). I am not sure how "effective" dates work in other states, but we don't try to figure out how a 2007 roof can off-set the risk of 1940's electrical system.

Cut off dates for antique homes can differ from company to company, and ages requirements vary as well. Another reason it can pay to talk with a few agents from a few companies that know what they're doing.

My coastal California house is from 1920. I think I called 4 major insurances: AAA, Farmers, State Farm, Geico(?)

I would've loved to get it insured with AAA since my cars were there.

 

State Farm was the only one willing to insure my house.

 

The others turned me down for (a combination) of these reasons:

 

- house is pre-1930

- house has no heating system (just wood-burning stoves)

- plumbing is too old ("outdoor plumbing", I guessed 1960)

- electrical is too old (I guessed 1960)

 

I ended up switching my cars to State Farm.
