The more houses on the market and the turn over rate does indeed affect the probability of selling your home.
Declutter, clean, make storage look wonderful, repair, don't forget the outside, market well and price well (most important).
Staging and decluttering are the basics. Here's the $1mm question- how will you be priced compared to those homes that have been for sale for years? You can be the most staged decluttered house in the county but if you're priced close to them you'll end up being one of those home someone is talking about next august when they ask about listing theirs in a year.

Another good recommendation is to have your house pre-inspected. When house's are pre-inspected potential sales just do not fall through, the buyers truly know what they are buying and there is no bad surprises. Also a pre-inspection allows you to get the repairs done buy the lowest bidder not the available contractor saving you allot of money.

Take some time and look what your comptetion really is. If you live in a small enough community you might be able to take a closer look at specific properties as opposed to general view. What you need to see is how much of the inventory is actually houses that have been sitting for a long time. They usually have issues that todays buyers dont want to deal with.
In my community, if a new listing comes out, priced well and in need of little or no work then it is still selling. But I can also show 10 houses that have been sitting for 6 months to a year and can tell you why people are not buying. Price will correct certain issues but it cant correct everything unless the seller just dumps the house with no concern re price. Good luck.

Next August is a long time from now. But it is great that you are planning ahead. I would consult with a local professional to get a recommendation for pricing now. And then come Auguest to meet with the professional again. That way it will be communicated to you what is going on with your LOCAL market. Your other preperation is doing exactly what you are doing, getting the place clean, tidy, staged when the time is right. You can also have your house inspected ahead of time to see if there are any repairs that you may want to address now. That way when the house is on the market you can also offer the inspection report and the updated repairs and/or improvements that were made. Until then, good luck with your goals ! With the right professional and team of people that you would be working with, the goal can be accomplished !

2Big has a big point... the further into the summer the selling season is usually gone... get a pro in your neighborhood... really look at the comps... look the way any buyer would look at the inventory... don't price untill you have done this... know who your competition is... and then under cut them... if the price is that great a bargin, you will get offers... a buyer must see value! and that comes in a few ways... price, clean, move in ready... curb appeal... well maintained componuts.... good luck

I have seen where having a prelisting home inspection done and then either fixing the items noted or having quotes for getting the repairs done is a big help. You also don't get caught by suprises when the buyer has an inspection done.




Preparing to put my home on the market next Aug.
I live in the rural mtns of western nc and will be putting my house on the market next August. There are lots of homes here that have been on sale for yrs. Is that a detriment to me selling our home? Our home will be de-cluttered and staged. No one else does this here, so I am hoping that it will make a difference. What do you real estate people think?
