Price per square foot doesn't match price; listings inaccurate!

I occasionally check the listings for the building in which I own a condo - 504 S. Euclid Ave., Pasadena, CA 91101. I'm baffled why my unit is consistently listed with a lower estimate than units that are identical in size, don't have a large patio like mine, and don't have the same kind of improvements mine does.Worse, the price per square foot isn't remotely accurate for any of them, if you divided the estimated value by the square feet!

Thanks, but that completely misses what I said. The site lists an estimated value - for argument's sake, say $100,000. And square footage - call it 500 square feet. Then lists price per square foot as something completely unrelated to those figures - e.g., not $200 but $143. And the price per square foot values considerably from unit to unit as well.

I did not list this condo, but maybe I can explain.  I wish it were as simple as just coming up with a price per square foot for an area and sticking to that number.  That is more like commercial real estate.  We do take into consideration the most recent solds and take away or add value depending on the amenities.  However, all we can do is suggest a price and then the owner is the one that actually dictates what they would like to market it at.  Also, if the property is an REO or Short Sale the takes away value to the individual unit.  Hope that helps!
