Pricing your home to sell in Warwick, Rhode Island.

Pricing your home to "sell" in Warwick is a better way to phrase the topic. The average time on market in Warwick is 76 days, with at least one price reduction along the way. The average listing price in Warwick is $263,000. as of July 2010, and the median home sale is $165,000.

So what's the magic bullet to get your property in Warwick priced right? Knowing the market, visiting open houses of similar listings prior to listing, and reviewing the recent sold property data. We all wish we could command the late 2005 prices for our properties, but the sea of change has washed the market and re set what values will be.

Pricing the property right early on will grant you the most return in the shortest amount of time in my opinion.

Pricing, condition and location all are determining factors in moving a house quickly instead of the average of 76 days on market that Mark refers to.  If you price your house based upon it's condition and location and work hand in hand with a realtor who markets it well you're on the right path to a sale.
As long as the mortgage rates remain low, it still is a very attractive time to buy & sell.  Give me a call if you have any questions. best, ginny
