I have the house at 33 Emilie Ave in Atherton. There is a 1,200 square foot cottage on the land. Shouldn't that add to the value?

I am the owner.

Charles - Most county assessor websites are online or you can visit in person.  You have an assessed value on your home there.  That is the quickest place to get an estimate of value.
The assessed value is not necessarily the sales value of the property.  In my area the assessed value are running pretty close to the sales values.

A local agent will be able to give you a market analysis of properties sold recently to give you a sales value.

A bank appraisal for borrowing on the property is usually a little higher in value because they are looking at the long term potential of the property.

Hope this helps.

It absolutely does!

I assume you're question is derived from a Zestimate or something you saw here on Zillow. Please keep in mind that these Zestimate are only estimates and not necessarily what your home might sell for.

If you'd like a better idea about your homes value, I recommend talking to a real estate pro or an appraiser. A Realtor can give you a value estimate for free, an appraise can give you an official paid for report.

Hope this helps:)
