Primary Residence QuestionI re-financed my investment property in the early part of this year while I was in between renters. I was there about 7 months and wasn't sure how long I would stay- so I re-financed as owner occupied (non-investment). However, fairly soon after the re-finance- my circumstances changed- I moved in with my girlfriend and rented the condo out again. Everything was fine until I decided to buy a house. I decided to go FHA- went through the whole process with no hiccups until 3 days before closing the processor informs me that the underwrite has signed off on the loan but the "audit" team wants more documentation. One of they documents they requested was proof that my investment property was not re-financed as primary residence. I of course disclosed to them that it was re-financed primary residence- but was now currently rented and a investment property. With 12 hours to go before closing they informed me they would not be closing the loan as I didn't disclose that I had re-financed my condo as primary residence. Of course my question was- they didn't ask me to disclose it. I gave them all the documentation they asked for- they just didn't see it until the "audit". I am now pursuing a conventional loan with another company. My question is- Will the conventional loan process afford me more leeway with regards to the investment property (which was re-fied in the past year as primary)? Or will I just have the same issue come up once the mortgage underwriters and auditors put it under their fine toothed combs? The originator I spoke to at the new bank seems to think I won't have a problem at all- but I am putting little faith in what he was saying. Thanks for any input.
