Hello,

You'll find several programs available in Georgia by simply searching "Georgia Down Payment Assistance."  HomeFirst Housing Resources is a HUD-certified Housing Counseling Agency in Macon County that offers pre-purchase counseling to first time home buyers.  You should consider contacting them for information on budgeting, down payment assistance and other programs available to first time home buyers here in Georgia. 

One thing that they will NOT likely ask you to do first is to contact a lender and get pre approved.  Instead, you'll likely be asked to pull your own credit reports and validate the accuracy of the information being reported there.

Mark has some great points. You really want to make sure you are financially prepared to take the plunge. Talk with a mortgage professional and get a pre-qualification put together. This will allow you to get the advice of a professional as to how much you can qualify to buy, and then compare that to what you may feel comfortable spending as a down payment and monthly cost. There are a few different loan programs as well and it is important you know the difference so you can measure them against your short and long term goals of home ownership. The good news is the market is going back up, so if you buy now there is a strong chance you will build equity as you continue to own.

Advice?

Have six months' living expenses in the bank after you close on your new home. "House Poor" isn't a good feeling, and financial stress is the primary reason couples break up.

With money in the bank, borrow as much as they'll let you. Interest rates are being held artificially low, and I'd rather pay PMI than deplete my savings.

Advice:  This is probably the biggest purchase of your life to date.   Study the process in links such as I provided you, in the library and other sites  BEFORE leaping into the water. 

Before reaching out to agents, talk with lenders to get an idea of what you can afford.    I personally think one should allow considerable cushion and not buy at the max of what you can afford.   If the bank says 100%, we buy at 60% or less.

Not all agents and lenders are the same.   Interview carefully to find a good one for you.
