Hey Patrick, if the seller intialed "no" to the valuation sites in the listing agreement, so that is what is entered into MRIS, then it won't show up. The valuation is there, because that has nothing to do with your listing, but the actual listing doesn't show up b/c the seller didn't agree to have the listing on the site then.

Hi Patrick,
Assuming you are talking about the property on Eugene Ave, the property log shows that the listing was removed from the Long and Foster feed on 02/21/12. Additionally, when I go to your website, all the listings are marked as sold or rented. I can't find it as an active listing anywhere. Let me know if you are talking about a different address. Thank you for posting.

Wow, ZILLOW The #2 most visited site next to Realtor.com and your not on it? Oh the freedom of being with a small Local company is wonderful. I spent 2 decades making brokers rich. No More. I enjoy working for myself, not the company. "Agent Branding" companies are the wave of the future and it has some brokers scared to death. YOU are the brand, not the company. It's the missing link between Agent and Broker.
Ok, about Zillow listings, Notify your seller you are going to "claim the property" it will require a password. That's how I used to do it. I don't have to do a thing now that I'm not pinned down by corporate bosses telling me where I can and can't advertise because of corporate agreements they have. Get it on Zillow somehow. Your missing a ton of exposure. My guess as to why there is no feed agreement is the "zestimate". Some folks fear that will kill the CMA being done by Live Agents. Got news for you, Zillow and sites like it are no secret to buyers. Zillow has just taken the lead in publishing this type of information. Any buyer who can use a computer to find a home, knows the zestimate before they make an appointment. Prepare your seller for this. Information technology is STILL changing the way we do business with buyers, sellers and the agent to broker relationship. Adapt to the market.

My brokerage is also an affiliate of Home Services of America.
As far as I know, HSA doesn't have a feed agreement with Zillow as their competitors have locked up agreements with Zillow.

As Zillow only syndicates with two of the many many MLS services, perhaps yours is one that isn't on the list. Postlets and listhub are both ways to get your property on Zillow in addition to a number of other real estate sites.
"the MLS" is not a nationwide service, but many regional ones.

You need to have a personal Web site that syndicates your listings to these Websites automatically. I use Point2 and it syndicates my listings everywhere within 48 hours of uploading them on to my personal Website. Feel free to check it out at www.soldwithsmoot.com.

Properties not showing up as listed FOR SALE

Contributions:16I am a Realtor w/ Long & Foster and I ran a search by property on a few of my listings. Zillow found the property and provided a Zestimate, but the property was not listed as FOR SALE. The properties that I entered are listed for sale and are in MRIS - MLS. Why? Is there something that I need to do to have the listings pull from the MLS? I thought that this was done automatically. Please advise. Thanks,
