Property Taxes

The property tax assessments are still very high acoording to actual realestate values of the houses that have sold. Suppose no houses have sold recently in your area with houses the same size, condition,acreage etc of your home? How do you protest your tax assessment with these latest deflated values taken place now in Nov and Dec 08? Home prices are sliding every day. If your tax bill comes in and the assessment was done Jan 08, can you still use the lower home values that show even lower prices since the co assessment was done in 08?

Our area has recenty been reassesing the properties automatically now beacuse they do this every 3 years and this is the 3rd year for most people.  If you have not received your updated tax assessment recently we are local to you and would be happy to help provide you with real comps in the area and direct you to the tax office for appeal.  Please feel free to contact me if you'd like the help and info thefoxteam@thefoxteam.net

Appeal using Zillow comps that are up to 1 year old for tax board purposes. Bring the list of about 5-9 houses and print the Zillow front page for each house showing features, size, etc. Average those comps value by the square foot within about .5 mile. Then get a copy of the local MLS numbers showing the percentage decline in values for the last quarter. Start with that and you will have a good chance os winning the appeal.

The problem with getting comps to establish value for your home is that we have seen a declining number of sales this last year.  If that is the case in your neighborhood, you most likely will want to pay for an appraisal.  There is a process of challenging your assessment in "mid-cycle" which I have described on my blog:  www.karenhighland.com
If you wait until the assessment comes out in July '09, you are stuck with that number for the entire year, until the next appeal deadline.  The deadline for appealing mid-cylce is Jan. 1, '09, so if you are going to do it, you need to act soon.

It really depends on how the county you are in figures out their property taxes. I would call the assessor and see how much bearing market price has on taxation value. Due to the variance in methodology for property values it is quite possible your house is assessed at less than market value still.
