Hi Vijay,
There is a list price to sale price margin on listed properties that could vary based on different factors......location, condition, motivation, community etc.
While it would appear to be data that can de calculated, it is not that simple.
Subtle indicators create shifts so emperical information becomes redundant and it is only with the assistance of a Local Realtor - a Specialist in that niche area and/or community ---familiar with even the differences between the different models of the homes in question - can provide.
I am referring to data that is in real time.
Zillow and sites like trulia receive information from sources that are not guaranteed for providing accurate data.

I am in the Raleigh area of North Carolina so we have a lot of people going back and forth between here and India. In this area, if a home is priced right to begin with, we are seeing about 3% difference between the ask and the sale price. It really depends on each home though.
This is a good market, unlike many in the United States. I heard an economist say this past week, they feel this market will be among the first to recover and they are 'cautiously optimistic' about the U.S for this year. I am from India and I might be shifting to the US with my family (Dont know exactly when ). I went thru the rates that are offered on Zillow and they looked attractive. What % could be the difference between the quoted and the market rates???

When you see a home for sale on Zillow, there is a price that is being asked for. When you see a home for sale on Zillow and you see the purchased price that is supposed to be what it sold for.Zillow gets their information from a third party and its not always accurate, the house you may be talking about may not be recorded on Zillow accurately, I would suggest you either go into public records in Princeton Township or call a local realtor to give you the information you seek.
