Things to nit pick - not shown in pictures are:
Almost no backyard. There's a small patio and a dog kennel & that's pretty much the whole back yard.
Also the closet in the master bedroom is very small. About 3'x3'.
There is a large walk in hallway closet though about 4'x8'.

Yep. We made an offer a couple weeks ago and they accepted. We close on the new house on Dec. 12. We're pretty excited/happy.

I'm not a fan of that dark red bathroom. You might want to think about softening that up a bit.

wow, a $132,000 house. So cheap...

The house is on the cheaper side of comparables. Agent wanted to list it for $135k. I wanted to list it at $128k, but the wife & agent thought that was too cheap. So we settled at $132k.
Looks nice, crisp and clean. I know nothing of your area, but the price seems reasonable. You may want to throw in the projector for some added honey (don't make a big deal out of it - it can be mentioned somewhere within the body of your fact sheet). We left the wall-mounted plasma with our last house and I think the buyers were pretty happy about that. We were pretty happy that they paid only 3k under asking.

The home theater is negotiable. But if they want the room as is, that'd be about $15k extra (highly doubt anyone in my price range would pay that). I love HT and there's some decent equipment/furniture in the room. So I'm not willing to let it go easily.

Looks like a very nice home. Remember the main factors in selling real estate are Price, Location, Condition of the Home and your Current Market Conditions (i.e. number of buyers and sellers) You can't control the Location or Current Market Conditions, so focus on the 2 items you can control. Make sure the condition of the home is always show ready! We often recommend staging the home or having a professional stager go through your home and give you some recommendations on how to make it appeal to the most people. Your home looks great and at this price point, I wouldn't worry much about staging. If your market is like most of the country prices are falling - don't chase the market down. If you are getting showings but no offers, you should reduce the price 5%. If you are getting no showings and no offers you should reduce the price 10%. This way you will sell the home quickly and for the most money in this declining market, rather than chasing the market down. Remember price points that buyer search are usually round numbers. When a buyer gets pre-approved to purchase a home the amounts are often round number such at $100,000 or $125,000, so if you do have to bring the asking price down think about the next logical point where you will attract a new group of buyers. In your case that would probably be $125,000 - Good Luck!

Well we got an offer today. We pay $3900 in closing costs & they offered full asking price. We accepted :D
We're pretty happy. Still there's a lot tha can go wrong. But 3 days on the market and we get an offer for full price isn't too shaby :)

Congratulations! One thing I would've said if I were to look at this before you got an offer - if you're going to list your house, have as many of the facts available as you can. In your listing, the property acreage is listed as 0.00 - here in Northern VA, that usually means the builder retained the land rights, and I'd be paying a monthly "Ground Rent" fee - usually in the 500-1000/month range - and not own the land the house sits on. If it doesn't sell, I can always convert it to a duplex & rent it. Shouldn't be too hard to rent since we're 12 blocks from an AFB & rentals are usually in demand.
