No.  If you are changing agents, it would depend on what your listing contract says, but you can take it off and relist it the next day if you want.

There is probably a clause that states you cannot sell to someone who came to see the house during the life of the listing without owing the listing agnet a commission if that person comes within 60 days

You can put it back on whenever, but if you want to be back on market with 0 days on market, you have to be off the market 90 days.

 

I thought you had decided to take it off the market McKylie :o

Justyn - that is probably what I was thinking of - the 90 days to reset.  I am so up in the air right now about what to do?  Take it off and give up?  Resign for another 3 months?  Take it off and if the Del Webb houses are discounted again put it back up????

Mckylie,

 

Different MLS boards have different rules on this. 

 

Some allow withdrawal and immediate relist. 

Some require specific time or other requirements before relist with same company, but no time delay if listed by another company.

Etc.

 

You may want to ask one of your local RE agents their MLS requirements on withdrawal then relist.

I am in Florida.  Each listing becomes a new listing in our MLS and starts O days. There is no time off market required to reset to 0 days between listings in our MLS.  However, we do have a clause stating that the Broker, if Broker demands, is due full commission if the title to the home is conveyed to any person to whom the property was shown within 12 months after termination of the agreement .  However, no brokerage fee is due Broker after termination of the listing, if the home is listed with another Broker and sold through that exclusive righ of sale.  Ask your agent.

Our house has been on the market for 18 plus months, We have had to change realtors 4 times, 1st one didnt want to drive and show the house he  wanted me to do it and then call him with details, 2nd one just told customers to drive around and if there was anything they liked they would get a key, 3rd one was to much a party girl. 4th one so far has been good to us and showed the house a few times. Anyway, we have done everything we can to make it easy to buy. pay part of closing costs, reduced the price, and offered a bonus to the selling agent. Home has been cleared of all personal items except for what we need.

Does anyone have any other ideas that we can use, Husband got a job transfer 18 plus months ago and we truly need to move.

I think you need to make a firm decision as to what to do. Either keep it on the market and be motivated to sell, or take it off the market and forget about the Del Webb house for now. If you decide (100%) to sell, I would definately not take it off the market right now, this is the prime selling season, so I would not lose out on it.

I think he is too!  :)  What I am really leaning towards is trying it for 3 more months.  Traffic has greatly increased but we have had nowhere near an offer yet so I don't know if it will do any good?  And my hubby and I have not discussed it yet.  I know that he is looking forward to getting our life back to normal soon - getting some of our furniture back, not having to leave at a drop of a coin for showings, doing some renovations we are planning to do if we stay.....  So, I am not sure if he will go for 3 more months of this?????

Just curious...what is the benefit of relisting? I'm a future buyer on the sidelines (sound familiar?) like so many these days...and I roll my eyes when I see the same old house reset to 0 days. I'm paying attention to the houses in my price range so I notice when it's a relist. If it's a house I'm interested in, I jot down the price and keep track of it. I also use one of the big realty company Web sites. You can save your searches so it makes it easy to keep a list of "homes of interest." Also, relisting can backfire if the buyer is using the Internet and has it marked as a "saved property" and then it goes off for a day. When it comes back on the market, the home will not be on my saved list because it was deleted and now has a new MLS number. Just food for thought. Good luck.

pricedout - I really don't care about the days on market so I wouldn't really be relisting for that reason.  I was just wondering about relisting because if we decide to pull our house and in a month or two the builder that we are looking at has some BIG discounts then it would be a possibility that we would want to think about taking another stab at it again - possibly at a lower price.

Re listing a home does give you a new DOM, and MLS#, BUT another reason is to let a different Realtor take the listing and try NEW selling techniques that might bring a motivated buyer. Ask yourself before re-listing what is my agent going to do different this time? Ask for an updated CMA so you know the curent home prices in the area. Good Luck!

Kara is right, get yourself noticed. whether or not you change agents, make absolutley sure when you re-list you get a brand new marketing plan that reaches an audiance that you missed last time... i saw a talking house radio station in "flip that house" see if you can get your realtor to invest;) she can use it on future homes too!

 

of course there are other more effective places to spend your money but you want to be noticed, think curb appeal's twin brother, marketing

So, Tonight I told hubby we had to make a decision soon.  He asked what I thought.  I told him it changes from day to day.  So, I think he is on board with what ever I decide.  We orginally said we were going to give it 6 months.  But the first 3 months we were way overpriced and essentially got not traffic.  So, a part of me feels like we need to give it 3 more months.  However we got no showings at all this weekend.  The last one we had was last Tuesday.  And considering that next weekend is Easter weekend I am not to optimistic that we will be getting any then either.  I'm thinking that is a sign that it is time to throw in the towel. 

 

The one thing that worries me is that there is a house for sale same price as ours two houses down.  Same floor plan, they don't have a pool and we do, and not nearly as many upgrades.  If we take ours off the market and they end up selling their house this Spring anywhere even in the ballpark of what we wanted for our I know I will be sooo upset with our decision to pull!!!!!

True.  And once we take it off it will be kind of like going to the casino and getting off of a machine.  It's just best not to know what happens to that machine once you leave it!  Because if you leave and someone hits it big on it 5 minutes after you do - GRRRR!  So, I will just have to try my best to block that house out of my mind!

I'm with Marci on this one, you don't seem quite ready to throw in the towel. Once you relist, how about taking things a bit more lax, maybe not clean so much as you have done and try to enjoy living in the house while you are selling it as well? That way it might not feel like such a burden if you can call it that.
