Question about zestimate

2517 Mulberry Dr S, 33761 has a zestimate of just over 127,000. Next door, 2513, is the same home with a zestimate of approx 150,000. They are the same house except 2517 has been updated and remodeled has a large deck and lanai and 2513 has not been updated. Why the discrepancy? Has the realtor done this?  Please check on this and let me know. Thank you.

There will always be a difference in the zestimate, they are usually inaccurate. The platform is based on statistical data inputted by, agents, homeowners, banks, and public records. It's a great tool to browse neighborhoods, but as far as pinning price points, you should use a Realtor to get into the backend of RPR and do a real time comparative market analysis (CMA). A Zestimate is only a estimated market value of your home based on sales around your home. Check out what Zillow says about this here. 

They encourage sellers to get a comparative market analysis (CMA) from a licensed Realtor. Have an appraisal done or visit the house in person if your a buyer. 

Only a appraiser or agent will physically inspect the home and take note of special features, location, and market conditions into account which isn't necessarily done by Zillow.

My suggestion would be to contact a few agents to see what they come up with.

I have never seen an accurate Zestimate

I see them all the time, but I live near Los Angeles with lots of datapoints. The more data, the more accurate a Zestimate will be - just like an appraisal.

I have never seen an accurate Zestimate and I have never had a buyer question a Zestimate on any property I have ever shown. I would not worry too much about it. I have seen Zestimates that are $50,000 plus off from the actual appraised home value.
