Question on Pricing

The tax value shows the house at 186K, why is it priced with a 36K premium above that? Comps in the same neighborhood have z-estimates around low 200s but have avg sq ft around 1600-1700, this house has only 1300 Sq Ft but seems to be priced in the same range? Can you please explain the rationale behind this pricing?
