A new development of townhouses just went up in a neighborhood close to where I currently live with my parents. Some of the units are reserved for eligible first time homebuyers that meet specific income limits. Technically, as a single 26 year old female, I can qualify for one of these units because my annual income is just under $45k. I am aware that if I sell I will have to pass this benefit on to the next buyer. I have already been qualified for a loan up to the purchase price and plan on putting 10% down.My only concern is that I plan on having my boyfriend move in with me shortly after I purchase the property on my own. I feel like this could be considered illegal but I can't find anything in the deed restrictions that says I cannot have a roommate, and I am doing traditional financing and not using any government programs. When I visited the open house I mentioned this to the real estate agent representing the developer and she said they'd had other people do this at another development and it wouldn't be an issue if we did not have any joint accounts. Once I own it, it's mine and I can have anyone I want live with me, correct?BTW, the sale prices on the "affordable units" are $149k-$169k, so the income limits cut it very close with being qualified for financing in the first place ($45k for a single person, $70k for a family of 6).
