Questionable Asking Price

What is the point of listing this house at $1,250,000 when 1) a comparable house in the same neighborhood can't sell for $795,000 and 2) this house is $350,000 the estimated value of the home (which is arguable too high)?

I don't know all the details of the home, but it says that the property was recently totally remodeled. I can promise you that neighborhood contains homes that sell for a million plus. There is no way you will be able to buy anything around there for $350,000.
