More infomation is needed.  Who quit claimed it to whom?  If a seller is going to QC it to you... I wouldn't accept that, and your lender probably won't either.

If there is a QC in the chain of title, your settlement agent (attorney or title company) needs to provide an opinion on whether or not that still constitutes marketable title.

Good Morning,

I believe you must consult an attorney as quitclaims are used during a divorce, for the purpose of deeding the property between the couple.
In case, a married person has title to a property as single and separate, the spouse not in title might have to sign a quitclaim deed as a third party buys the property, for ensuring that the spouse who was not identified on the deed doesn't claim the property in future.
