In the past you could receive both sides if your lender allowed it.

It depends on the seller, this will be spelled out in a listing contract. Listing agreements with Banks, Loan Servicers, Corporate Sellers varies greatly. I would think that a commission that stated a split between a listing broker and a co-operating broker would state if there is no co-broker what to do, but if it doesn't then technically the full commission is earned by the listing broker. However, I've seen it both ways and it generally depends on the seller, since they usually send an agent listings in bulk, it is not in the best interest of the agent to collect the full commission on one listing and lose 10 potential future listing commissions.

Asset managers negotiate lower costs because of the volume. They don't give one listing like a homeowner who may sell a home once every 7 - 10 years.

It all depends how it is written. I know one broker that gets 1%-1.5% for listing it and 2.5%-3% is offered to the coop broker with a clause that if the dual agency is taking place then the total commission paid is 3%.
