The 700 square foot 1920's tear down home sold for $405K last year. It was demo'd and a new 3100 square foot home was built in it's place. Zillow has no way to account for such new construction activity that I'm aware of. It's priced competitively with other new construction homes of its size. 118% percent in 12 months would indeed be ridiculous.
