Yep, had 5.375% late yesterday and that same lender is now at 5.5 today.
Eh, just the same old garbage... what I am noticing up here is a LACK OF low-ballers. I think they assume that now that they are under that 6% threshold comfortably, they no longer have to fake it. Strange how that happens.
Of course I just jinxed it.
Kat, I assume you mean with no points?

I would say you are right on the money Kat..Now not only do you have the habitual low ballers to deal with but now you have every Carnac the Magnificent thinking they know how the market is going to react.

Velma, yes no points. The problem is that then borrowers start to believe it is true and it is hard to compete with the notion of hope :)
There is 5.375% par pricing out there and if the LTV is right it can pay around .3

In that case, going back to see what I missed. Thanks GVD.

I see 5.375 also, but yes there appears to be a hold pattern in place, let's see what happens when the fed does or does not drop s.t. rates .25 - .50 later on... if they do it could be another jan 26, or stocks may steal the show back, (?)
and if they don't make the drop, stocks will likely tumble more, making l.t. rates better...
hard to predict any way you look at it
if the weather man were calling this one he would be saying 'if it doesn't rain, it is going to be nice outside...'
GVD- par pricing. I think the problem is that Kat is seeing people throw the rate out there with no mention of fees.
I can get 5.25%, by the way. Smoking hot rates.

Velma, is that an 18 yr fxd at 5.25%? Just kidding, and that is SMOKIN HOT! Thanks to GVD, just realized I have 5.375 paying .4 something at 95%, crazy.

The MBS market has been the most volatile that I have seen to date! that says alot considering how volatile it's been this year!

No change to the Fed rate......

Rates should get worse since .25 drop was built in but who the heck knows these days!

TBW just emailed a price change for the worst. Don't know how much yet though.
Every time a thread like this is put out, rates tank. Haven't we learned from the last 2 or 3 threads this happened with???

Tammy,
These threads have nothing to do with the volatility of the market. We are living in very interesting times!

The AIG conundrum needs to be settled or this roller coaster will continue.
"I could quote you all the rates you have already gotten but what would be the point when I can match it."- her logic is dizzying... I actually feel bad for her...
and yes, 5.25 was paying a nugget earlier today, CT, 60% LTV. See, the low LTV stuff is pretty sweet.
PS- where are rates heading tomorrow? anyone know for sure?
JUST KIDDING!!!!!!!!

Rates relatively flat this morning...

Contributions:663Not noticing any major downshift in pricing - although I am noticing many lower quotes on zillow, particularly 5.375 - thoughts are that many of the bogus quoters are jumping the gun hoping for a pricing improvement so they can come through...
