I am going to assume this question is really directed at consumers, not real estate agents............but I would hope that all 3 traits should be expected - equally - in anyone a consumer works with

All three (3) are important; if an agent is not knowlegable and up to date in these areas he is not doing his due diligence. Why should you pay him?

I would have to agree with Bruce and Debbie. If you're not knowledgeable about all three aspects, I would consider the agent incompetent.

Another way of asking is - what's most important to you, the client?
We all know that some of our clients devour paperwork, others obsess over recent sales, and still others want to know everything that's going on in a neighborhood!
While it's important that an agent excel in all areas, some buyers are just not that interested in one or two of the questions. Heck - some are just interested in the house itself!
A big part of our job is taking care of the important matters that our clients seem to ignore.
