Really a selling question....

Our house is 4 BR's now but was originally a 3BR. The 4th BR is really a den/office w/ french doors off the kitchen. It has a closet so it is techinally a BR. We're marketing it as a 4BR, but I'm wondering if that's doing us a disservice. I'm wondering if buyers are disappointed thinking that's a terrible place for a BR. Would we be better off listing as a 3BR w/ office instead, and get some REAL buyers who would actually buy the house? I know we can ask more for a 4 BR, but I really want to sell NOW, so I want buyers to see it who would *really* be interested...

Thoughts/ suggestions?

I would think that a 4th bedroom would be a drawing card. If you really want to "showcase" the fourth bedroom, run an ad that advertises "Buy the first three bedrooms, get the fourth free!"

Then go on to explain in the ad that you have a 4 bedroom house priced the same as 3 bedroom homes in your area.

My house is set among million dollar homes and is priced *very* well! I just want to draw the right prospects, know what I mean? The house has a very unusual layout and that's against us. People for the most part seem to like "cookie-cutter" and this is SO not that!

There are 3 BR houses for $100,000 more and $100,000 less.... it's crazy here! (LI, NY)

I think so pinksandbaby. If they really want a 4th bedroom, they can always change out the French doors to solid doors. I'm in a similar situation myself, the room can be used as a bedroom, but there is no closet, so it's a 3/2 with office/possible 4th bedroom.

Thanks! The 4th BR does have a closet, that's why we listed that way. I just want realistic potential buyers looking at it. Personally if I were in the market for a 4 BR I wouldn't even consider this house w/ the layout of the 4th. 3 BR's w/ an office is more likely the scenerio of someone who'd buy it.... unless of course they're in construction or just loved the property and wanted to remodel.

And thanks, it really is a cute house in an awesome neighborhood. Anyone who knows the area is *shocked* that it's still on the market. I've never sold a house before, this is our first house.... next house, I will NEVER move again! We have 4 kids... it's just crazy. Such a process, so frustrating.

We've had 2 in the last year.... no dice. At this point we've lowered the price, have on MLS and FSBO as well as 15 other sites. We've not found an agent that really works for us. It's kinda sad actually! The best we've ever done w/ people are the ones I've showed to. I'm just going to have to take a shot at it. We'll pay an agents fee if they bring us a buyer, or we'll sell it on our own... it HAS to sell eventually though, right?!

That is sad, but if NY is anything like here, there are a lot to choose from. Perserverance, patience, and the right price will bring a buyer. Now, what that right price is will be determined by the offers you get. Just make sure to negotiate with them and not feel insulted by lower offers. Just keep thinking like a buyer. :)

At this point as long as we can make it work financially we'll accept anything reasonable. We had a good offer but it fell through, very disappointing. But you're right, there are 270 houses for sale in my town! :O Only one (mine) with taxes under $10,000, .75 acres between $500- $550. Our taxes are a strong selling point. We have neighbors paying upward of $28,000 per year... crazy! Ours are $7110! (with the STAR program)

I have to change the MLS listing now... it came on today and there are mistakes. I'll list it as 3 BR's and office.

I HOPE you're RIGHT!!!!

I just updated MLS. 3 BR's and 4th BR or home office... more realistic in my opinion.

i would list it as having 4bds , that way you will attract bot those who are looking for 3bds (having more is good) and those who look for 4bds, increasing your pool of potential buyers. it comes down to when they see the house, but the more that comes to see it the better chance you have at finding the one who likes it.

I agree, BUT... we've had it listed as a 4BR and it hasn't sold. I think it's misleading. I do agree w/ you, but been there, done that. For a family of 3 or 4 it's great. For 5 or 6, not so much! A family of 3 or 4 might seek a 3 BR w/ a possible 4th or home office. A family who *really* needs 4 BRs would not be happy w/ this house. I don't want to waste MY time or ThEIRS, know what I mean?
