Realtors, please take good pictures of your listings!

Here are a few suggestions to help you get started:

1. Make sure all animals and owners are out of the frame before taking the shot

2. Home buyers are not looking for a thrift store, clear out any dirty laundry before taking the picture

3. If there is not enough light, then go back and take the pictures when there is

4. Running while taking pictures causes them to be blurry, don't do it

5. Often times, pointing the camera directly at the sun will cause the picture to be washed out

6. Sideways pictures may cause neck injuries, rotate the picture in Microsoft Paint

As a seller, I agree.  I want lots of people to come visit and have a bidding war.

As a buyer, photograph the toilet lid up, the clutter everywhere and dishes in the sink.   This will cut my competition so I can offer the bargain basement price.

If the home has unusual charm or characteristics like porcelain door knobs or lighting fixtures, it's nice to take a close up picture. A good frame for the picture also enhances the shot. If there's a pretty colorful shrub blooming, it may be a pretty touch to add to outside and include a slight fence view if it's attractive. These give a more homey feel...inviting ~

GET A PRO!  Get a stager, cleaner, declutter and then get a professional photographer.
None of these services are terribly expensive but they make all the difference in the world!

Great comments!  Homes with professional photos get more online views, more leads for the agent and net your Sellers more money.  Smart Sellers should insist on professional photography.

You couldn't have said it better! Top notch home photos are essential to the marketing of a home. I have a terrific photographer who gets all of my listing business. It's also important to put the photos in a logical order. There is some psychology in every step of the selling process, which includes the photos.
