1) you have leverage by the resale value of your home

2) 5-10 years from now Hoboken will have more attractions

3) the local mortgage rate is 5% flat

4) the appreciated value of homes are down 1%, (currently -.05%) compared to surrouding jersey city, bayonne etc... which are continuing to slide more than 2%

5) more and more families are starting to infultrate the areas due to the homey feel and brownstone decor that appeals to young couples and families like in NYC

6) access to ferries and public transport, with more free shuttle services for new building development

Also Hoboken just raised its taxes by 47% - that's a great reason to buy in town.

That is incredibly vague.  I'm willing to bet you don't have the foggiest clue what you're talking about.

In other words, prices have further to fall in Hoboken.
