Rebuilding credit...attempting to obtain a mortgage

So college wasn't a good time for me, well I had a blast, but my money troubles really began there. Working part time and college full time and engaged at the time. Long story short, my ex fiancee and myself ran up credit cards out the wazoo, this was 2006(ish). Just finally paid all them off but they went into collections where I didn't make payments for a long while.

Right now all of my debt lies in student loans(66k) from getting my Bachelors and Masters and a car note that I owe less that 6k on and less than 2 years left on it. I applied for a mortgage through my credit union but was denied because I lacked the proper credit references and those credit cards were still on there(I had forgotten about them, that's why they were just now taken care of)..

where can I look at into mortgages? I just opened a capital one credit card for a third credit reference as I was told I need at least 3(student loan and car have never been late or missed a payment) and I have great job history, been employed at the same job for almost 8 years....

Locate a mortgage professional  and ask to be pre approved for a hypotehtcial purchase price and loan amount  and  make sure to request assistance to held review the  credit report piece


good sources to find a mortgage person are  your  family, friends , colleagues as theor referals will hopefully provide you with a proven person you can count on to help

Cory,  Yes, there are some ways to search for a mortgage professional.  You can start with "Are they licensed?"  Loan officers who work for major banks, credit unions, depository institutions are not required to be licensed and/or have the continuing education courses needed to keep a NMLS license current.  They are also paid very nominally and have pipelines that hoover in the hundreds.  Do you want a professional to assist you accomplish your task, or do you want a paper pusher who may, or may not, know what you need to qualify?

You can review the advice and blog columns for evidence of knowledge and expertise.  You can ask for referrals...but, use caution here.  A referral of "My son/brother/friend at church (fill in the blanks) is NOT a valid referral.  Familial and social ties do not necesarily make for a good referral client.  A qualified referral, on the other hand, can be worth it's weight in gold.  Ask the questions:  Why would you recommend this person.

Lastly, on first glance upon reading your question, it seems that perhaps you are jumping the gun.  What is your hurry?  Rates are stable.  Real estate vales in Las Vegas are going no where fast and you have the time and opportunity to correct your credit issues, save some money and be in a solid position for a home purchase.  Enter this phase of life cautiously...and with your eyes wide open.  As a seamtress, I would recommend that you "measure twice and cut once".  Best of luck to you!
