Oh NO!!! what makes this so funny to me is that I am pretty sure that I was the loan officer mentioned in this post.
Hard to imagine that happened twice but for the record, my lender waived the redraw fee and in fact my AE even cut their underwriting fee in half as well for the best laugh he had in a long time. The closing agent paid for the sofa to be cleaned as well as the rug in living room because he dripped on the rug as he made a dash for the front door.

Did the closer with IBS look like him? If so, not only did he Shart your couch, but also urinated on Jerry Seinfelds... I have heard the saying... I almost sharted when I saw the closing statement, but only thought it was a joke... Call your LO and advise him that you want to replace the lawfirm that originally failed to close your loan (Shartsky&Hutch) and that you also want a RTG gift card when you reclose without a redraw fee so that you do not need a pair of DEPENDs at closing. Just when you would think we are turning the corner on cleaning up this industry, someone has to mess it up again, literally. keep rockin'.

You shouldn't have to pay anything at all: redrew fee, out of office closing fee. Rather, the Broker should have a company go out and steam clean your sofa.
And this happened in Rockville? Who is the lender.? Better yet, who is the title company so I can make sure such I never have to run across him at settlement. If I was there, I probably would have wet myself out of hysterical laughter!

Stained Sofa, I agree with several others, call your loan officer today and demand no redraw, no outside closer fee and additional broker/lender credit to offset your cleaning expenses. If he does not comply, cancel the deal and I am sure you will find plenty of other offers from loan officers/lenders to match or beat your current offer.

First, I am sorry for your experience, just when you think you have heard it all, then this. I agree wholeheartedly that you should not be responsible for the redraw fee, and the steam cleaning of the couch. I think the lender and title company should already be working together to get those fees forgiven for you. As to your description, although graphic, I think you handled it with as much discretion as could be hoped for. Sort of reminds me of a Seinfeld episode. Best wishes, Jim.

To Stained Sofa, I would call the lender and settlement company on Monday and ask for a "broker credit" for the redraw, outside closer as well as whatever is deemed acceptable to have your sofa steamed cleaned.
To Rudi..I have read and re-read this thread several times, Where does the original poster make mention of odor? Although I wouldnt recommend reading this thread while eating, it is a part of life and I think the OP presented his/her situation as eloquently as possible. He/She could have used a picture of the stained sofa as an avatar.

Tammy, it's as if you were in an automobile accident. The insurance company fixes your car. They don't just go ahead and replace it unless it's 'totaled."
IMHO, If the stain and odor can't be eliminated, then the sofa would be "totaled and the lender should pay for a comparable replacement. .... As others have mentioned, this is unbelievable and disgusting!

SS. WOW! this is an unbelievable situation! Was your lender a Zillow lender? I would have totally given you a lender credit for for redraw as well as the outside closer in this situation plus some. So Sorry for your inconvenience!

You should only have to pay if you were responsible. They should be paying you for the inconvenience plus the costs of getting your sofa back to its original form (or replace the sofa).

That is awful! Not to mention the "toxic waste" that was left in your home. You absolutely should not have to pay the redraw fee. Your lender should be offering to cover it or the title person. In fact, they should not have even burdened you with this at all, had the docs redrawn, pay for it and also offer to clean your sofa. Unbelievable...

But he also mentioned that I would have to pay a $200.00 "redraw fee" since the lender would need to redo the loan documents with Monday's date on them.
My question is, do you all think I should have to pay for that or should the lender or title company pay for it. At this point, I dont even think I should have to pay for the outside closer as its gonna cost me some money to get the diarreaha stains out of my new furniture.
