Refi possible?

We have become current on home with two Loans. Indym is Princ and green tree 2nd. We struggled thru 24+ mo unemployed/underemploy and catching up since. Indy seems reluctant to do anything diff. Can we refi realistically? We have basically no other debt and great credit before 2008. Will this be a waste of time to get refi on 1st? Possibly HARP? 6.25 is rate on 372k. We have been in ARM 7 yrs. and have good income again.

It is very possible for you to take advantage of HARP. If your credit is back on track and your score is above 620, you will have a shot. Property value is a non-issue with HARP. I encourage you to reach out to a lender and discuss your options.

Property value is important factor to determine options. Mortgage payment history ideally you will be on time for the last twelve payment, 30 day lates are sometimes permissible, anything worse than 30 day late must be twelve months behind you.
