Refinance after a short sale

I would like to refinance my current home which has a FHA loan at 4.25% to take advantage of the recent appreciation of home values in our neighbourhood as well as the lower interest rates. I do have a short sale on my history that shows as paid as full on August 2011. I did have 9 missed payments prior to the short sale. I have no other missed payments on my history. My mid FICO store in Feb was 725. Are there any programs that will allow me to refinance?

Your should be able to qualify for a streamline refinance.  In order to qualify for a Conventional loan with 20% equity to avoid paying Mortgage Insurance you have to be 2 years out from your short sale.   Rates are 3.25% to 3.5% on FHA Streamlines.   A lender can run the Net Tangible work sheet for you to make sure you qualify for the mandatory 5% benefit.
