Remove someone from deed

My Father passed about 7 yrs ago and left our 2 flat to me and my little brother.  Over the past two years he has not paid NOT ONE DIME.. im bills... taxes.... NOTHING!!! me and my family is tired of taking care of this deadbeat would would like to get rid of him and remove him from the deed (he will not sign over his rights) PLZ help!!! that 3 bdrm Apt that he is occupying for FREE for the past two years would be a great income as our funds is almost depeted trying to keep the building above water.... any advise?
