Rent apartment from owners son in law?

I am going to rent a apartment from owners son in law
he is saying owner may not able to come to sign lease agreement because she is old women.
he is saying she already signed the lease agreement.
And asking first month rent upfront and 1 month security deposit only by cash.
he is not a real estate agent.
1).is there any problem sign the lease agreement not seeing her in person?
2) how to check the receipt is real ?
how can i avoid being swindled?

I would call the police and ask them what to do. The police can also help you get the true identity of the person that took your money if you call them for help.

You can also call the Consumer Fraud Unit in your area to see if they can help. It may not be a scam, but it sure smells like one. Better safe than sorry.

I have checked from Cook Country Assessor's owner's information.
He showed me the apartment. and paid for $20 credit check.
$100 for security deposit . all in cash
how can i get my $120 back
do i have to call police next we met for signing lease?

I would not give him any money at all. It may be true, but it smells like a scam. You need to lookup the owner's information on your local assessor website and be aware that the "son in law" may have looked up that information also.

Rental scams are rampant and you have to be weary. I would not pay in cash or you may never see your money again. You will not even be able to prove who you gave it to. Even if you pay by check, I would take a photo of the son in law, ask him for his driver's license and one other ID, have him write you a receipt saying he is accepting your check on behalf of __ and put all of his credit card and personal ID information on the contract/receipt itself.

Zillow has a page on scams here that might help you. Honestly, the deal sounds stinky to me.
