It's never a good idea to hard sell.

We as an economy are in a terrible place finacially. If people want to rent and feel comfortable then that's what they should do.

I am all for recommending buying, but make sure you are directing your message to qualified buyers.  I remember back in 2005 when brokers were telling people to buy, buy, buy, and we are in this foreclosure crisis.  This is the time to be very careful with your money and make sure you are qualified.  If you not qualified then it is alright to continue to rent.  Best

It can only go down in value as the tax incentive bribe ends, and the interest rates rise, and unemployment continues to rise.

The bubble has not finished deflating.

But perhaps you know something about future government interventions that have not been made public yet?  Strange as congress hasn't started discussing those future possible interventions yet.

And the prediction for upside-down loans needing to be liquidated is still 3 more years of about the same; and many of them that needed liquidated have been held back from the market simply because marking the value down from the "loan book value" to "new sold value" will make many financial institutions insolvent.  They are still hoping the borrower will start paying again, or that the government will intervene some more.
