i hate to be rude, but to be honest, you haven't done the first bit of the research you need to be in the investor/landlord business. Do yourself a favor and don't do it...
here is the first hint: we professionals don't A. decide to buy something, then B. see what it would rent for. We do B before A. anyplace I was thinking of looking, I would know the realistic rental rates long before I bothered to consider buying...
Rule of thumb: Monthly rent should be 1% of the market price to purchase the house. Otherwise, you're not an investor. You're a speculator.
Investors make monthly cash flow.
Speculators hope they can sell it to a bigger fool.

Hello all.
I am interested in purchasing a house in rio vista, ca (trilogy at rio vista community) intended to have it rent out. But, I want to know what is the rental demand in that area.
Are there any sites that I can go to find out the demand for rentals in that area?
