Repair and paint

We have decided to repair the termite damage and paint the entire home inside for $2400. Seems fair to me. But will it help considering the carpet and other things are outdated. Time will tell I assume when some potential buyers return to see the new look. It's been a disaster so far.

There's nothing better than a fresh coat of paint. Keep it very neutral though. Paint is one of the best, most cost effective cosmetic changes you can make. Have you treated for the termites? Repairing the damage without addressing the source would not make much sense. Make sure you treat for termites also. It's something you will most likely have to do anyway. If the carpet is a total disaster, I would consider replacing it. If it's just outdated, you may want to consider offering a credit in your listing for carpet replacement. I generally suggest this to my sellers because flooring is very personal and what you put in may not be what someone looking at your house would want and flooring is a substantial financial undertaking.

Using a redecorating or flooring allowance is your best bet. It tells your buyers that you recognize it's a problem & you're willing to fix it!

I agree with Christine- flooring is very personal some buyers may prefer wood, a stone or tile in some areas (giving a credit is great).  When you are painting keep the colors neutral think warm khakis (ones with yellow or green as the secondary color)..if your painting your bathroom use a light blue or add in blue accents (towels, small candle holders).  If small things like kitchen & bathroom cabinet knobs are outdated or bright in color (you can buy spray paint them a brushed bronze/nickle). 

Last staging tip I promise- don't put a febreeze outlet in everyroom! It is overkill on the nose...use reed diffusers in a vanilla/lavender.

Treating termites is a must! Your termite inspector should be able to locate & treat the infestation.
