I offer FREE online software to help you save time and money as you manage your rental properties. It provides automated tracking of income and expenses, and allows you to be ready for tax season in just one click. It's a great way to stay organized, and it's very easy to use. You can sign up and use it for FREE at http://www.trexglobal.com/partner/lcorcoran. There's absolutely no cost or obligations of any kind to use this software. I simply offer it as a FREE SERVICE to all who may benefit from its use.

I wanted to share a very good resource that I found for investors or realtors to use.  With this program just one of its benefits allows you to OWN your preferred county of Motivated Sellers.  That means that when anyone that lives in your chosen county submits their information on the company website which has 1st page rankings on Google, and says that they need to sell their home due to foreclosure, that lead comes straight to your inbox.  These consists of Short Sales, Foreclosures, and Loss Mitigation Leads, and more.  Any one of which can make you lots of money.   They give you about 20 - 30 huge benefits that help you in your investing business.  For example: Their back office designed for its reps. have 24/7/365 access to audio training teleseminars, contracts, logos, professionally written postcard mailers etc.  For more info go to this blog  and view the info on the post at the bottom of the page entitled Own Your Preferred County of Motivated Sellers.  There is also a "Short Sale Package" being launched on October 16th.  In this package, in additon to the program mentioned above, the company can have your Short Sales Negotiated With the Bank FOR YOU letting you concentrate on getting more deals.  Any questions, click on my photo and email me.

Can anyone please tell me if you know of a good online resource to figure out rental rates for particular areas - in particular Southern California?  Thanks in advance for any responses.

GlenStar,

I'm not sure if it is the best but there are a number of comparables in www.rentometer.com. I have found that they are consistently high on the rents, so I average the low and median rents to get a pretty good idea of that specific neighborhood's rental rate. Give it a try.
