Return value of adding a 5th bedroom in unfinished day-light basement space?

Our home has 2 bedrooms on the main floor. Additionally there were 2 bedrooms in the daylight basement, along with a family room, bathroom and unfinished storage space. We divided the unfinished space in half and created a 5th bedroom approx 200 sq. ft. We are curious what this may add in value to our home. Also, we are considering putting a 2nd laundry room in a section of the remaining storage area since all the children's rooms are on that level and our existing laundry room is very small. Would this return it's cost or be over-improving?

Have you assessed your competition?  Do you have the biggest house on the block or somewhere in between.  I think it is easier to overimprove if you have the nicest house around rather than the smallest/drabest.
