I was a Realtor for 10 years and my wife still is going on 17 years.  You need to learn about the Reverse Mortgage and especially the Reverse Purchase program.  You can help people over 62 purchase a home with only 30% to 50% down, no credit qualifying and never have another payment.  Then there is downsizing and using part of their funds to buy a smaller home with only part of their cash.
