Ridiculous.

By any measure, your previous estimate of $2.05M was far, far, far closer to reality than your new one.  I would buy every, single, solitary home you can arrange of 5,000sf on two acres with a sunken tennis court, pool and ramada, flagstone floors, 3-car garage, 1/2 acre of landscaped parking, etc. for $1.17M!  I would consider buying just the 2-acre parcel for that.  Your automated formula is absurd.  How about checking the comps? A neighbor with 5900sf on half the land (on a relatively busy corner) just sold a week ago for $2.8M. Your service is beyond misleading. It is out of touch and harmful.

Please understand the "Zestimate" is just that, a guesstimate and about as accurate as a hand gernade, even more so on top end properties.   Zillow is trying and still has a long way to go, for a FREE tool it has its place but I warn clients not to rely on any information on the site to be up to date nor accurate.   For whatever it is worth, if it makes you feel better, no one in the real estate industry uses Zillow or their "value" system.

I agree the auto Zillow Zestimate is not accurate, espcially for custom homes such as yours. Tract homes are easier since there are so many similar models.

The good news for you is that buyers will not use Zestimate to make a purchase decision on your home, but it is frustrating to see your home's price posted.

The real buyer will have a Realtor representing them that will not be using Zillow to judge the comparable homes in Paradise Valley.

The same goes when you sell the home. Your Realtor will judge your home's features, additions, upgrades, location and condition which a computer scoring model is not capable of doing.

Paradise Valley is unique in that it has big homes built in the 1960s and 1970s that are still functional but dated. These homes sit next to completely remodeled, expanded and greatly enhanced homes next door. This is not sit well with Zillows computer models.
