Jerry, I would consider well what Hank says. He has been plain spoken on the Atlanta area and its real situation. If I was to buy in that area I would contact Hank.

That area saw explosive growth during the boom and resulting inventory slammed it when things stopped. Things in general have been sliding for years but there may be a slow down now as inventory continues to be absorbed.

I would tell you that the answer heavily depends on what and where you're looking, that area like much of Atlanta is a series of micro markets. Be very conscience of price, the overall area remains a first time, first move up marketed with strong investor activity.

I'm a foreclosure appraiser as well as broker, spend a lot of time in SW Cobb, I can better zero you in with more detail. You might also find SMYRNA real estate values helpful.

Bottom line is to be careful and understand the data.
