STICKY: My home is valued differently than my neighbors -- Why?

A Zestimate is calculated using all the data we have available about a specific home. Differing zestimates means we are basing zestimates on differing data. Just because two homes are right across the street from each other does not mean that we assume they are the exact same. We are reliant on the amount of data that is available for your home, not your neighbors home, to calculate a Zestimate. The more data we have, the more accurate the Zestimate is likely to be. Zestimates are based on a combination of sales trends within a given area and the home facts of a given home.

This answer is obviously a general answer without specifics, but the good thing is that you can likely figure out some of the reasoning behind differing zestimates by analyzing the home information on the two homes you'd like to compare. First, take a look at the public home facts on each home - click the "home info" link in the upper left of the page. Differences in home facts can lead to differing zestimates. Secondly, look at the "charts & data" page of each home. See if there are differences in the assessed values or sale history of the homes you're comparing. Both of those are factors in computing zestimates.
