STICKY: Zestimate Information

If you'd like feedback on your home's Zestimate, please remember to post your address (or a link to your home on Zillow) but before you do, please note these basics about Zestimate values;

1) Zestimate accuracy can vary by region. To get an idea about how good Zestimates are in your County, please refer to our data coverage and accuracy tables - http://www.zillow.com/howto/DataCoverageZestimateAccuracy.htm

2) Zestimate accuracy can vary from one home to the next - based on the accuracy and completeness of the information we have about those homes.

3) Mapping problems don't impact Zestimates. If your home is is the wrong place on the map, that will not cause your Zestimate value to be off.

4) If your Zestimate value seems incorrect, it's usually quite easy to figure out why that is. Potential causes of inaccurate Zestimates are:

a) Inaccurate home facts in the public records we have about the property. To publish corrected home facts, click on "edit home facts." To calculate a new Estimate based on these corrections, try out "My Estimator" - http://www.zillow.com/howto/MyEstimatorAbout.htm

b) No sales history for a home. If we have no record of a sale for your home, then it becomes harder to calculate a Zestimate.

c) Tax assessments are low/high. This can be the culprit if similar houses have significantly different Zestimate values. Tax assessed values have a bigger impacts on Zestimates when we don't have prior sales transactions for the home (see b).

Having corrected information that was incorrect (such as square footage, size of the lot, 6 rooms not accounted for and an unlisted outbuilding) and updating information about improvements (DC electric installation, low votage exterior lighting, heatting system), I have been unable to contact anyone to have Zillow update their estimate.

How is this done as we need the information to be correct ASAP.

I bought a brand new duplex for $249K located at 10037 & 10039 Sharpton Dr, Houston, TX 77038, last Feb 2007 and Zillow.com doesn't have the info of the property. One side of Sharpton Dr are all brand new duplexes. What info do you need apart from the property address & purchase price to have my property in Zillow.com? Thank you for your help. Paul Capiral

Drew, When I first looked at my property on zillow.com the information was wrong and the estimate low. I corrected the information, for instance, you had my property with 1.5 baths and it has 2.0, and a few days later, the estimate on my property was even LOWER. I live at 1402 Sherwood Lane, Nichols Hills, OK 73116 and property values in my neighborhood are going UP not DOWN. Please look at this again and correct the zestimate.

The closest "comp" to my property is the house at 1713 Huntington in Nichols Hills (up the street from my house) that sold in Feb. at $290,000. What is so frustrating is that you don't take into account lot size or quality of the house. You have the house next to mine listed at $279,000 but all the kids bedrooms are in rough shape. My lot is a third of an acre and around here land is critical because builders seek out lots that they can buy old houses, tear them down and build brand new larger homes. In fact the house next to me on the west side is being torn down and a new larger ($500,000) house is being built. My house has been completely rennovated and in great shape. I'm currently trying to sell it and your zestimates are scaring people away. My address is 1402 Sherwood Lane, Nichols Hills, OK 73116

Same house as mine on smaller lot and not in as good of condition sold in 2/2007 for $385,000 (794 Shadowwood Loop, Keizer OR). Zillow shows that house for $413,292 now and is showing mine at $372,224.00. Same house, even same colors, yet the other is on a smaller lot in poor condition. It will become a problem when I go to sell my home later on as buyers do look up homes on zillow and use it as a pricing tool. In fact - Zillow seems to show most homes in the neighborhood w/ similar or same square footage and smaller lots for higher value than mine. I wonder why this is? My address is 7595 Broken Top Ave, Keizer OR. How do we get this fixed?

Hello Drew, a friend of mine told me my townhouse (3961 Adra Ave, Doral FL 33178) was listed on your website (which I had previously not heard about) and that the (Z)estimate was 325,233... I have signed up with Zillow and "claimed" ownership. I have added a few photos, explained that it is a townhouse and not a condo, that it has 2.5 bathrooms (instead of 2) and that it has a brand new patio screen, new accordion hurricane shutters, and the best golf course view in our community. However, the Zestimate has not improved. When I look at the comparatives you have used, I realize that they are very different! (You are using townhouses of 2 bed / 2 bath with 1423 sq. ft. to compare with mine which is a 3 / 2.5 and has 1712 sq. ft.) Shouldn't you be comparing apples with apples? To give you just one example, there is a townhouse which is exactly similar to mine on my street: 3936 Adra Avenue. The Zestimate is 443,218! And the funny thing is that the record price ever for this model (St. Tropez) was 400,000 and only one sold at that price, last year. How can I get a fairer Zestimate for my property? Can you select better comparatives? I would prefer if you did it on your own... But if there is no other solution, how can I select better comparatives myself and raise my Zestimate? We don't currently use owner facts as an input into the Zestimate algorithm -- however, we will do so later this year (we're working as fast as we can).

For now, I would suggest create an owner "estimate" for your home by clicking the "create an estimate" link in the upper right of your home details page. Step 5 in the process allows you to select your own comparables.

An unrenovated house two doors from me has high comps, ones that truly apply to my renovated house. But for me you have entirely different comps which lower the value of the house drastically. From $115/sq ft. to $81/sq ft. And you claim this is not erroneous. What a joke. You guys have cause me great harm.

and btw, I DID select my own comps, which have since been replaced by you guys, lowering my property value. Someone should sue you for this type of misinformation. How can you possibly have such drastic comp difference between properties two doors apart, almost the same sq footage (mine is larger and has been renovated), on the same street, same neighborhood, same number of bathrooms and bedrooms, etc???

I would tend to characterize Zillow's Zestimate as a guess ... not even an educated guess, more like a crap shoot ... throw whatever data is available and see what sticks. Not much actually!

Not good ... harms a lot of properties and people ... :(

RWW - That may be true but when all someone has to go by is my "tax assessor's value" then I am really in trouble. Zillow's "tax assessor's value" is below my recent assessment by about $80,000 anyway.

Zillow prices are greatly misleading buyers.
Not sure if Zillow have this right of providing information on its own to public.
I think there need to be lot of fine tuning to be done what Zillow presents.
The information is wide varying and not sure how it is arriving the pricing.

How can you remove the Zillow Estimate of Value. It is extremely innacurate and does not reflect the true value and information of the property. Just because the home is in the same general area does not mean that it's value reflects the value of the subject home. We have a small horse farm in a neighborhood of subdivisions. A large number of hits does not mean quality buyers. Also, inaccuracy is miss leading.

To all you Homesellers:

Zillow is a great starting point to value a home. Its funny though becuase not one complaint that the Zillow estimate is to high.

As a homebuyer I have been tracking the market very carefully and EVERYTHING is selling for 5-10% LESS than the Zillow estimate. Still a pretty accurate estimate though - although a litte high.

GREAT JOB ZILLOW - Love the sight keep it up!

I've read through the Zestimate comps information and I understand owner information is not yet taken into consideration, though due out soon, however what I'm still having trouble understanding is how great the fluctuation in 30 day change is for immediate neighbors. For instance my home, 731 Birch Grove Morrow OH, continues to go down in value while our immediate neighbors at 741 & 719 are always going up. In fact, 719 went up by over $5K when ours went down by $2500 - that's a $7500 difference in 30 day value change for two neighboring lots - we all built our homes with the same builder at the same time and have fairly identical lots and our house is actually the bigger of the three and the only one with a fence (though the picture you have doesn't show the fence, just the deck) - the reasons are just not that transparent. This is frustrating information for us as sellers given zillow.com is becoming more and more of a household name, I would expect a lot more information to be available about the specific numbers given their potential impact on home sale values.

I think it would be helpful if you did not limit the comps we can use to your 50 suggestions. Why not let the owner choose comps from any available home. Surely the owners know which homes are the best comps. in my case, none of the comps i am allowed to use are riverfront properties, even though my home is on the river. Several homes on the river have sold, yet and i cannot use them in developing a corrected estimate.

O'm wondering why you value my house lower than all but one comp. Even though one house at 2135 Eagle Greens that is identical to my house at 2150 Evergreen Park Drive sold for $317,000 "reacently." The lots are the same size.

Also a house 3 doors down sold for $325,000.00 and is 68 sq feet smaller than mine. The house is stuco with a tile roof that would increase the price $10,000 which would negate the difference in square feet at an estimated $150/sq foot.

The difference might be assessor rolls. I got a great deal on the house (from the builder) and have occupied it for 2 years. Our County (Washoe) depreciates houses yearly on the assessed rolls. I'm not sure if that applies to the whole state but I'm sure it does.

Hi. Your algorithm valued my house almost $200K less than an identical house right across the street from me built that same time as mine. This is a 40% difference. My house is at 689 wyndham crossings cir, 63131, and the identical house across the street is at 684 wyndham crossings cir, 63131.

I see all your disclaimers, but I think your algorithm should be able to do better than this. Cyberhomes.com alorithm doesn't make this major mistake and gets it right, in my opinion. I see the excuses about no recent sales, etc. but how did Cyberhomes do it? You need some sanity check for identical across the street cases like mine.

I wonder how Zillow deals with the California Property Tax Assessment situation. In California the property Tax assessment is frozen at the level set when a house is sold (the famous "Proposition 13" issue). It stays at that level until it is sold again. We bought over 25 years ago and still only pay based on the valuation that existed at that time. In reviewing my own neighborhood, and variations in Zestimates from house to house it is beginning to appear that values are being affected by how recent the last sale occurred, which would directly relate to the current tax assessment level. My next door neighbor pays enormously more on his tax bill than I do because he bought only a few years ago and I bought over 25 years ago. His property Zestimate is almost $200K more than my house, though selling prices would likely be only about $50K apart in the real world (he has a pool and a few more sq ft). The smaller house on the other side is also rated about $20K higher, but also was sold more recently than ours and would have a higher tax valuation. I wonder if Zillow recognizes and compensates for this anomoly in the California Tax Assessment system. I can't think of any other reason for the assessment on my house to be so incredibly low.

For the Record, Cyberhomes.com rates my house at $734K, which reflects the actual market value right now, and yet Zillow just lowered the value by $35K to $587K. Cyberhomes.com got it right, with far less detailed info on the house, its upgrades, etc. Zillow needs to fix something thats really broken.

Zillow has many web competitors nowadays. Why can other sites seem to get figures right? They have access to same public information. Zillow seems way sloppy. Zillow shows 65K disparity between my home and next door, a similar home. Reply.com shows difference at 20K far closer to reality. A home down the street Zillow estimates at 397K reply.com estimates at 295K. This list could go on and on. A neighbor house was valued by zestimate around 325K. It sold for 425K and now Zillow has updated its zestimate to 425K. If I get an investor to buy my house 100K high "on paper" he can get an unrealistic zestimate and begin marketing his investment as "valued by Zillow.com as..." This feels REAL dumb.

I KNOW YOU ARE JUST DOING YOUR JOBS, ZILLOW PEOPLE, BUT YOUR STANDARD COMPANY LINE ANSWERS ARE GETTING VERY OLD VERY FAST-- The more I read the more angry I get... there is no excusxe for this kind of sloppiness putting info out there as fact-- I HAVE HAD A MORTGAGE BROKER SITE ZILLOW ESTIMATES AS "value" when looking at refinancing. IF YOU CANNOT POST RELIABLE INFO YOU SHOULD NOT POST AT ALL. what is it going to take, a class-action lawsuit?
