I don't know if it's ridiculous but the first thing that I want to know is the price of the property. It may be priced to sell, but to who? How do I know if I can afford it? I suppose it's one way to get a looker to call the agent but to me that's a hassle. Have any of the flyers been taken? You can always tell your agent that you want the price on them!

Thanks, mpal! Hundreds of flyers have been taken. On market for 20 months. We've come way down in price and that's when the agent started the "no price" thing.

We went through the same issue. For some reason it appears they want someone to call for the price and then get them to come in is the way I understand this logic.

Some agents do not put their price on the flyer, they want prospective buyers to call them. I disagree with this tactic. It is a way for the agent to possibly pick up a buyer more than trying to sell the home in question. Most people do not want the hassle. They need to know what the property is priced at to even consider it. In this market buyers are just not going to care following up. They need all pertinent information right there for their consideration.
Also, Justyn, what if they agent doesn't answer the phone, then it goes to voice mail, I'm not leaving a message and waiting for a call back just to find out a price of a home :)

I have to agree about putting the price on. Maybe she's just worried that if you keep lowering it she'll have to make more? lol
Just a thought, but doesn't the failure to list the price send the subtle message, "if you have to ask, you can't afford it?" - that would be my thought.

If we do a drive by and there is no price that's the one we definately DO NOT call because we don't like that agent's tacktic.

it's just what Justyn says... many agents are more interested in generating leads, than in getting your important information out to the buying public.

Almay, it's about selling the house, not getting leads for the agents. If the public wants the price (looks like from this post) than it should be listed.

by "nip it..." I meant call your agent, and tell them you want the price on the flyer... it's totally unacceptable for him/her to put his needs before yours!

Interesting question ... Here's a different "take" on things to consider ...
When I started using "Talking Houses" about six months ago, they made an interesting suggestion. Give the BASICS ... price, sq ft, bedrooms, baths, and one or two HIGHLIGHTS of the home ... NOT a complete "tour" of the place. For example, if the home has a great kitchen, talk about that. But don't give EVERY DETAIL about the house. Why? As every agent can attest, buyers can latch onto something small (and seemingly insignificant) in a home and absolutely fall in love with the home because of it. Some things on their "must have" or "must not have" checklist suddenly don't matter.
Therefore, if you give a laundry-list of features, you might miss these buyers who might walk into your home and fall in love with it even though it doesn't have a [fill in the blank].
Now, I don't use this approach on all listings .... sometimes I put a full-blown detailed brochure out front, sometimes a "Talking House" and a "for sale" sign. Often I'll try BOTH approaches at different times and see what brings in the buyers at a particular home.

You are right to a point ldierkes. However these days, with buyers being so used to finding all pertinent information online, I think that tactic is getting more and more outruled by people wanting to do their research at home, and only go see a select few homes. More and more people are going away from seeing 20 homes to find the one. They don't want to go spend the time in the car.
Yes you want to leave some information to the imagination, but I do believe that all basic facts about the home needs to be made public, such as price, sq.ft, layout of the house, amount of beds/baths etc.

Yes, Justyn, as I said ... INCLUDE the important basics, price, sq ft, beds/baths.
Also remember ... this is just in the Talking House OUT IN FRONT of the home ... for drive-bys. Online, in MLS, and everywhere else ALL the info is available.
