Scheduling showings

We just got our home listed on MLS and are hoping to see an increased interest as a result.  We are concerned that a buying agent will want to show our home during normal business hours during the week.  Both my wife and I are in education and don't have the flexibility in our schedule to be home at that time of the day, which we would need to in order to get our dogs out of the house.  How often do buying agents schedule showings for this time of the day and week?  We don't want to refuse any potential showing scare away any agent from trying again later.  Any advice?

Best to have a lock box put on the house and have a neighbor, friend or family member agree to help with the dogs. In this marketplace its imperative to let the buyers see the home when its convenient for them.

You can get a combo lock box at  the nearest home improvement store. Then just keep the name and information of Realtors that call to show it, there's no need to be there yourself.  better to let them show when buyers can look.  That's the benefit of allowing a Buyer's agent to show it. --so Your schedule doesn't become a selling obstacle.

It is always better to be able to show the house whenever possible. If you absolutely cannot do the appointment, the buyer's Realtor hopefully will be able to re-schedule. Sometimes they can't though and you will miss a potential buyer. If you can, put your home on a lock box and arrange for
your dogs to be out of the house. This will help tremendously with last minute showings. Good Luck!

You are running a small business. The more your store is open, the better. That said, requiring 24 hour notice and restricting the available times will manage the situation for you.

As the weather warms, many sellers will have showing instructions that read. "Friendly dogs in back yard". If your dogs are not friendly, you can restrict back yard access...

If that system works for you, then you can have your home available all day and on shorter notice.

You can state on the mls that you require a certain amount of notice in order to deal with the animals.  Some people will ask for 24 hours notice which is preferable to the "by appointment only" but still has the potential to eliminate buyers who will simply pass your property by and go on to one that is available.
  Your situation is common and should be able to be easily dealt with without hindering too many people from seeing your home. 
What does your agent suggest?

By the way, if your house is priced right and sparkles and you make sure that it stands above the rest that are in your price range, people will happily work around your schedule.

I think in most places you can list 'shown by appointment only' to control the times the house is shown.  You can talk to your agent about that.

But listing that way may mean some interested buyers are never able to see your house.  Reducing your pool of potential buyers can make the sale take longer.  Hmm, do you have friends or family who could keep the dogs during the day?  At least for a few weeks while you see if listing does increase your traffic?
