Self-employed, less than 2 years at job, excellent credit. Can I get a mortgage loan?

I am self-employed. I have been working at my current job for about a year, and before that I was temporarily on unemployment. I make a decent salary now and have excellent credit, above 800. My 2010 tax returns look bleak, but my 2011 will have a good income. I would be interested in the FHA loan, or whatever I can qualify for in which I don't need a large down payment. Are there any possibilities for me without getting a co-signer?

Hey Sacbuyer,
  While normally i would say no you generally need two years history of steady income when your self employed, I did actually have someone with less approved recently. If you would like to email or call me i would love to set you up with a great loan officer i always use to see if we could get you pre-approved.

unlikely ...as 2 years  solid income history  and 2 years  solid  self employment history  ( supported by tax returns ) will most likely be required  especially if you plan on putting  low down payment into the transaction

I could be wrong ....worth trying to get  pre approved with a local lender  as it wont cost you anything to do this  in order to know for sure
